I was selected to judge 22 of the homes on the 2011 Greater Fort Worth Spring Tour of homes! Covering Tarrant, Johnson and Ellis counties ranging in price from $148,000 to $1,000,000. See these homes for yourself, May 20th - May 22nd. |
| | Several of the homes had extra design elements - arches, nooks complete with storage and built in accent lighting. | The decor for most homes was traditional, while this one felt young and fresh with a great use of colors to compliment the sleek contemporary look. | | |
The use of color is still strong incorporating the entire color wheel so choose your favorite colors and go with them! Media rooms are on the options list rather than a standard feature many homes combine the media/gameroom. With so many options you can select what fits your families needs and budet easily. Formal dinings rooms were used in almost every floor plan what I did notice was that they were decorated a bit more casual and looked more inviting to go in a sit down rather than the "Oh no don't make sit in there, I'll mess something up"look!

Get the benefits of a "new" home with all its tasteful updates in a well established neighborhood that is a prime Keller location. This home is “move in ready” wood floors throughout, built in cabinets, and butlers pantry are just a few of the extras.
As you enter through the front door you are greeted with a grand entry that has 20’ ceilings, a bright cheery room that can be used as a music room, sitting room, library or…. |

| The heart of this home are the great room & kitchen. The island kitchen has new granite counter tops, neutral paint ready for accent colors of choice. Cooking (on a new cooktop) will be a delight with plenty of space for helpers. |
The master suite, great room and kitchen all share a wonderful view of the inviting pool area.
This home is ready and waiting for a new family to share happy loving times and create their memories here. |

This beautiful home sold for top $$ in less than one week!
Home buyers make their ultimate home selection based on their emotional reactions to the properties they visit. The way their brains interpret what they see, hear, touch, smell, and even taste causes them to feel connected to the home they choose.
An informed buyer knows what they can get for their money, and an idea how much repairs or upgrades will cost. If your home needs work, your choice is to make the necessary repairs or adjust the asking price to reflect what it will cost to make repairs. Because the vast majority of potential buyers want a home that is move in ready, many won't even consider a fixer upper.
By removing the area rug, the table leaf, extra furniture and wall art this space appears larger and brighter. |
The dated wall paper was removed, the walls textured and painted. The color is considered a neutral tone, there are several accent colors to choose from to create a beautiful color palette. |
Make all repairs and improvements prior to listing your home, you can use the upgrades as a selling point to encourage a faster sale.
The formal living room was cozy with enough seating for a large family. Editing the amount of furniture allowed the room to open up and draw potential buyers in.
They took the right approach and marketed their house to appeal to everyone!
